We are a technology and data driven vertically integrated real estate company investing private and institutional capital to acquire and develop SBI throughout the United States.

About Us

Doors & Spaces prides itself on being comprised  real estate professionals who serve with an advisor mentality to provide real estate solutions to its SBI customers, investors and partners. 


We all share an infatuation with heavily multi-tenanted SBI and a desire to use technology and data analysis to improve the operating efficiency and quality of management.  The team has a long history and experience in multifamily, which has been a competitive advantage in our approach operating SBI as the "apartments of industrial."


Through our efforts we aim to take what has historically been a fragmented ownership and non-professionally managed asset sub-class, and improve the experience for customers who rely on SBI to operate their business. 


The founding partnership has a collective 50+ year history of successfully owning, operating and transacting on hundreds of properties valued in the billions of dollars, and counting.  

Our Mission

  

  • Provide the highest quality, purpose-built, flexible and functional sub-5,000 SF warehouse spaces. 
  • Offer our customers a business location that is secure and well lit, serviced with drive-in doors, climate controlled office suites, common amenities such as conference spaces and bathrooms, as well as ample parking that accommodates oversized vehicles.  
  • Understand the location needs to be convenient and accessible to our customers service areas and the primary transportation corridors.

Our Capabilities

We have purposefully built the team to be able to handle in-house the acquisition, financing,  development, construction, leasing, and asset management expertise necessary for the aggregation and institutionalization of our portfolio of SBI. 


As we both develop as well as acquire existing properties, we are uniquely experienced in navigating zoning, governmental, environmental, engineering, political and logistical variables.

Foundation of SBI

SBI is a ubiquitous necessity and has one of the broadest and deepest demand bases of all industrial properties. 


Our customers are traditionally small-to-medium sized businesses, serving a local and regional client base.  Predominately privately held, but runs the gamut including public companies and international firms.


This user pool is not confined to any specific major metro area, economic engine or single client. The need for small bay industrial can be found anywhere and everywhere across the nation. 


In order to best serve our customers and investors, we remain disciplined in our approach to portfolio expansion through selective development as well as acquisitions of existing properties. We are mindful of entering markets that will offer scalability, and maintaining cost efficient management and maintenance through technology.
